Glossary of zoning and watershed terms


Zoning: Minimum lot size

RA-40 - 40,000 square feet area (.9 acre) with county water
65,340 (1.50 acre) square feet area for lots dependent on well & septic

RA-5 - 3 acre minimum / 5 acre average

RA-90 - 90,000 square feet (2.06 acres)

Office and Institutional (O & I) - 40,000 square feet area

B-1 Business (B-1) - 40,000 square feet area

Light Industrial (Ind-L)
- 40,000 square feet area

Heavy Industrial (Ind-H) - 80,000 square feet area (1.83 acres)


Watershed Districts

(A) WS II BW (Balance of Watershed):
Area draining to University Lake.
12% impervious surface allowed
40,000 square feet minimum lot size

(B)
WS III - CA (Critical Area):
Land within one (1) mile and draining to the Siler City system intake on Rocky River.
12% impervious surface allowed
40,000 square feet minimum lot size

(C) WS III - BW (Balance of Watershed):
Land draining to the Siler City system intake on Rocky River.
24% impervious surface allowed
40,000 square feet minimum lot size

(D) WS IV - CA (Critical Area):
Land within one (1) mile and draining to the water intakes for Pittsboro (Haw River), Sanford (Cape Fear River), and Goldston-Gulf (Deep River). (2)
One-half mile (1/2 mile or 2500 feet) from the normal pool level and draining into Jordan Lake.
24% impervious surface allowed
40,000 square feet minimum lot size

(E) WS IV - PA (Protected Area):
Land within ten (10) miles and draining to the water intakes for Pittsboro, Sanford and Goldston-Gulf, and within five (5) miles from the normal pool level and draining into Jordan Lake.
24% impervious surface allowed or 36% without curb and gutter
40,000 square feet minimum lot size


(F) RC (River Corridor):
Land within one-half mile (1/2 mile or 2,500 feet) from the banks of the rivers except excluded areas on the watershed maps.
12% impervious surface allowed
3 acre minimum / 5 acre average

(G) RCSA (River Corridor Special Area):
Land within the river corridor but due to various existing infrastructure is given a special designation on the watershed map and in the text.
24% impervious surface allowed or 36% without curb and gutter
40,000 square feet minimum lot size


(H) LWA (Local Watershed Area):
Land is all the area of Chatham County (A) - (G) above and outside the designated municipal watershed jurisdictions.
